When people create their wills, they generally name one or more individuals to supervise the distribution of their assets. Georgia customarily uses the term "personal representative" to refer to both executors and administrators, but get more specific when it comes to conveying title to real estate. An executor is a personal representative designated in a will to manage a testate decedent's estate; an administrator is appointed by the probate court, and can be involved in either testate or intestate (without a will) processes.
During probate, the court may direct an executor to sell real property pursuant to the terms of the decedent's will, to pay the estate's debts, or to consolidate the decedent's estate for devise among multiple beneficiaries. The named personal representative uses an executor's deed to transfer real property from a testate estate. The executor's deed contains all the information required for a standard conveyance, such as a quitclaim or warranty deed, but also includes relevant details about the decedent and the probate case.
To transfer title to a buyer, record the completed executor's deed, along with any necessary supporting documents, with the real property records of the appropriate county.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. The information and instructions provided is thorough and great. But, the fill-in-the-blanks form does not work well and is very frustrating. The font size of the information I was adding on each individual line varies and is determined by the number of characters entered on that individual line. So the font size is different on each line. And the number of lines is fixed making it impossible to fill in the full legal name of the trust I needed to fill out the form for. My needs are somewhat unusual, but the form should have been designed to be flexible enough to handle it. A blank paper form would have been more useful.

mostly good; however, you need to update the annual exclusion gift amount from $14,000 to $15,000 (where it has ben for several years), and you need to make your Gift Deed final paragraph be gender neutral like "they" or "he or she" rather than just"he". We women lawyers and our women clients appreciate that.

1) I was very pleased when the staff mentioned your service since the three referenced on the Recorder's website all wanted HUGE Account set-up and maintenance fees AND BIG fees per recording, and yours has no set-up fee AND nominal per-recording fee; 2) My (few) recordings will be NON-LAND Related, summary or entire record(s) of Administrative (Procedures Act) records, Other than the Border width and Cover Sheet, do you anticipate any other special requirements for such recording(s)? NOTE: I just sent one by Snail Mail, and they just informed me that due to the GERMIPHOBIA 'Pandemic' the ONLY open and record Snail Mail ONCE A MONTH On the first of each chmonth!

The process went smoothly and gave me what I needed. As an improvement, I would recommend that deeds.com sends an email when there is a new message in the portal. I didn't get any updates and had to log in to track progress each time.

Forms are fine, but the inability to download a completed form is not. Nor is the ability to convert to another format. Everytime I went to download, the form erased. I didn't have a printer available, so everything I did was to waste.
