This is a Georgia Durable Specific Power of Attorney for the purchase of real property located in Georgia.
The Principal appoints an Attorney-in-Fact / Agent and empowers him/her to execute any and all affidavits, notes, disclosure statements, security deeds, loan documents or any and all other documents necessary or required in the judgment of your agent in order to complete the purchase of a specific property in your name and for and on your behalf.
This power of Attorney is durable and will not terminate upon the disability of the principal(s).
It expires on a future date that is provided by the principal, or by written notification.
Since this Power of Attorney is transaction specific, it is exempt from the Georgia Uniform Power of Attorney Act as per statute
10-6B-3.
(a) This chapter shall apply to all powers of attorney except:
(5) Transaction specific powers of attorney, including, but not limited to, powers of attorney under Chapter 6 of this title

I was very impressed. I needed a Grant Deed that would comply with Calif. law. I haven't tried to record it yet, but I think it's spot-on. References to statutes very helpful. I'm a retired Idaho attorney, and my first attempt was politely rejected by the recorder. (documentary transfer fee exemption, etc.)

It wasn't really what I needed I read and read and read and read and I thought I was to do with for filing for probate or probate executor but instead it was for the property if you are executor and but it wasn't very clear on that so it didn't work for me so I was kind of wasted money

I sent Deeds.com an email with a question, asking for a little guidance as to which form(s) I need, but I'm waiting for a reply. My wife and I own 3 homes (2 in Indiana & 1 in Florida). We are needing to deed each to ourselves and put them into our living trust. I asked Deeds.com to please help by suggesting which forms I need for this. I do not want to get the wrong ones. I have not received a reply yet. When I receive a helpful reply and am able to purchase the correct forms, I am fairly certain my rating will go from 1 to 5. I withhold judgement until later.

The documents' format contained information needed to complete the necessary paperwork for filing with Georgia. However, the fields were not large enough to put the legal description in, and there was no way to enlarge the area. These were only semi-helpful in providing what I needed per Georgia's filing requirement.
