In this form the principle (whether a resident of Georgia or not) appoints an agent to sell their Georgia property. The agent has the power to execute any and all documents and to do any and all acts necessary to sell or consummate the real estate transaction for a specific real property, including but not limited to the execution of Warranty Deeds, Limited Warranty Deeds and Quit Claim Deeds, signing purchase and sale agreements and any other necessary paperwork related to said closing and to do any other thing or perform any other act, in which the principal might do in person with respect to the transaction referenced, it being intended that this shall be a limited power of attorney for the purposes of this property transaction only. There is a "special instructions" section where the principal can further limit or define the agent's powers. This power of attorney is durable and terminates on a future date provided by the principle or by a written notification.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. While it's nice to get all the forms and info in one package for a reasonable cost, the fixed format of the form does not allow for a lengthy meet and bounds property description for real property. Also, the Cover Sheet has big fillable sections with no instructions about what's supposed to go there. I tried the "Contact Us" link, but all it does is spin saying it's trying verify the security of my connection. Looks like I;m going to have to create my own deed in MS Word instead of just filling in the blacks of the PDF file that I downloaded. Bummer!

Sign up process was fine. The search could be refined a bit to make it easier. Rather than being presented with a large number of fields and trying to figure out, it say street suffice (Drive, Street, Lane) are needed and with what spelled out, what abbreviated it would be nice to have them presented as questions with examples. The $30 price point of r a deed is way too high for me as an appraiser. This is why I didn't complete the transaction.
