Questions answered? Let's get started!
The Idaho trustee's deed conveys property out of a trust. This type of deed is named for the person executing the instrument rather than the type warranties it contains. The trustee's deed is a modified fee simple deed, and contains only the covenants stated in I. C. 55-612.
The deed names the trustee as the grantor and the name and date of the trust under which the trustee is acting. A certificate of trust under I.C. 68-115 is sometimes used in conjunction with transactions by a trustee.
As with all instruments of conveyance in Idaho, the grantee's full name and mailing address is required in the granting clause (I.C. 55-601). To delineate the specific parcel conveyed, the legal description of the real property must appear on the conveyance. All acting trustees need to sign the deed in the presence of a notary public before it is submitted for recording in the county in which the real property is situated.
Important: Your property must be located in Custer County to use these forms. Documents should be recorded at the county recording office listed above.
This Trustee Deed meets all recording requirements specific to Custer County.

It would be helpful to be able to edit verbiage on the form. I was preparing a Deed of Distribution; therefore, there was no consideration paid. I had to type the language into a Word document instead.
Thank you for your feedback. We really appreciate it. Have a great day!

I wanna give more stars because the required information is there, but the character spacing is disjointed on the first page, rendering a gap-filled, awkward-looking document. Also, the opening parenthesis for the first field on the first page is on the wrong line and is backwards, which sets the wrong tone especially since it's the first thing you have to fill out.
Thank you for your feedback. We really appreciate it. Have a great day!

This was an excellent service to amend a deed. It was a little frustrating at first, but well worth it, as they review your documents before submission to your "Recorder of Deeds" to make sure they are not rejected. Would definitely use them again.
We appreciate your business and value your feedback. Thank you. Have a wonderful day!

Sorry, I did not see that I was in the wrong review and just sent a review of a "product" I ordered online. As for Deeds.com I was very happy with the process and speed of getting the forms. I have used this site before. Highly recommend.

Thank you, Deed.com provided the needed forms to change county and state information after the passing of my father, saved me a trip to law office, especially after the lawyers would not return my calls, so I would recommend you check Deed.com for information, saved my family money for lawyer fees, would use Deed.com again. It was very easy to set up the account but then everything is very costly. I didn't see any publications that were free to account holders, so as infrequently I have to do a title search, I may as well just hire an online service to do the legwork too.
We appreciate your business and value your feedback. Thank you. Have a wonderful day!

Great service - it was my first time using the service and really recommend it. Due to COVID-19, my County Recorder's Office is closed and I was able to create the document using their vast templates, notarize it, and upload it into the system. The recording process took about 7 working days which is not bad considering that most people are working remotely. I will share this website and its many resources with my relatives and friends.
Thank you Griselle, glad we could help.
