In general, for a Lis Pendens Notice to become constructive notice to would be purchasers or encumbrancers a Lis Pendens shall be recorded with the County Recorder where said property is located. Also (Each clerk of the circuit court shall keep a lis pendens record. The lis pendens record is a public record ) (IC 32-30-11-1 "Lis pendens record" Sec. 1.)
In general the Lis Pendens contains:
(1) the title of the court;
(2) the names of all the parties to the suit;
(3) a description of the real estate to be affected; and
(4) the nature of the lien, right, or interest sought to be enforced against the real estate.

Great service! Easy to download and view. Florida should have the Revocable Transfer on Death (TOD)deed, that many other States have. That's the one I really wanted. This one will do in the meantime.

The warranty deed form, the explanation and the example were well worth the price, as they gave me more confidence I was filling the deed out correctly. I cross referenced all of it with the county registrars website and the previous warranty deed.

I followed the instructions to download the form for my Mac, typed in the legal description of the real property but the space provided for it would not expand so I just typed the form into Word as a document. While I appreciate having the form to work with it would have been a breeze if it worked properly.

After my county rejected a deed from another company, I researched better and purchased my Lady Bird Deed from Deeds.com. Very simple, received everything immediately. Printed out sample and guide sheets and filled out my deed. Very thorough and easy to understand. All the additional forms were awesome. And the best part is, my county recorded my deed this morning! I bought a Quitclaim Deed package for Fayette County, Kentucky, to transfer my house into a Living Trust that I had set up previously. Creating my Quitclaim Deed was pretty straightforward, using the form, the instructions, and the sample Quitclaim Deed. I signed my Quitclaim Deed at a nearby Notary Public, then took it to the Fayette County Clerk's office to be recorded. The clerk there asked me to make two small changes to the Quitclaim Deed, which she let me do in pen on the spot:
* In the signature block for the receiver of the property, filled in "Capacity" as "Grantee as Trustee ______________________________ Living Trust".
* In the notary's section, changed "were acknowledged before me" to "were acknowledged and sworn to before me".
