A Certificate of Satisfaction of MECHANIC'S Lien is used to certify that a MECHANIC'S lien has been paid off in full and that the official who originally recorded the lien is instructed to strike or erase the lien from the record. While Indiana statute does not specifically provide for a form of satisfaction of a lien, this document will suffice to discharge any recorded liens.
Use the Certificate of Satisfaction of Lien when a lien has been satisfied in full or if the lien is no longer necessary for any other reason. The Satisfaction of Lien document includes the following information: 1) lien claimant's name; 2) details of the underlying lien including office where recorded, date of recording, and book and page number of recording index; 3) owner's name and address; 4) a legal property description; 5) date lien satisfied; 6) the contractor's name and title; and 7) witnesses name and date witnessed.
Record the Certificate in the office where the lien was originally filed. Following its filing, the lien will be discharged and released from the record.

1) I was very pleased when the staff mentioned your service since the three referenced on the Recorder's website all wanted HUGE Account set-up and maintenance fees AND BIG fees per recording, and yours has no set-up fee AND nominal per-recording fee; 2) My (few) recordings will be NON-LAND Related, summary or entire record(s) of Administrative (Procedures Act) records, Other than the Border width and Cover Sheet, do you anticipate any other special requirements for such recording(s)? NOTE: I just sent one by Snail Mail, and they just informed me that due to the GERMIPHOBIA 'Pandemic' the ONLY open and record Snail Mail ONCE A MONTH On the first of each chmonth!

I was very impressed with the Mineral Deed form, especially with the instructions to fill it out AND a copy of a completed for to compare against. This definitely saved me money for an attorney. The one thing I don't understand, though, is why I could not save the completed Deed to my hard drive. I did have to change a few things after the fact and I had to re-type the entire page to make the corrections. If not for this, I would definitely rate the forms and instructions as a 5 star.

If I hadn't spent my career as an escrow officer (albeit in another state), I may have had a hard time figuring out exactly which deed I needed and how to prepare them, even with the back-up informational, how-to pdf documents, without an attorney. My experience speaks to how much the general public doesn't understand and how confusing it can be. Nonetheless, the access to so many documents at a fairly reasonable cost, the basic how-to docs made available along with the purchased doc makes all the difference. I tried to use the free stuff you find on the internet. You quickly find out that free is rarely ever (never) free. Even worse, the long term cost can be immeasurable. Glad I realized that before I got too far in. Do yourself a favor, spend a few bucks up front to get the right forms.

I found this site a must. It provided all the forms I needed to file a Quit Claim Deed. I filed what use to be called a Quick Claim Deed 30 years ago. You only had to file the one form. Today it is called a Quit Claim Deed. The pack provided forms that I had no idea had to be filed with the Quit Claim Deed. I would not have known this otherwise if the option hadn't presented itself.
