Subcontractor Mechanic's Lien Claims in Iowa
Under 572.10 of Iowa Code, subcontractors are eligible to claim a mechanic's lien. A contractor or a subcontractor may perfect a mechanic's lien beyond ninety (90) days after the date on which the last of the material was furnished or the last of the labor was performed by filing a claim with the clerk of the district court. I.C. 572.10.
A valid claim identifies the parties, the project's location, relevant dates, a list of work and associated charges, any payments, and the amount due. The claimant must provide written notice of such claim to the owner. Id. The notice may be served by any person in the same manner that original notices are required to be served, such as personal service or certified mail. Id. If the party to be served is outside of the county where the property is situated, a return of that fact by the person charged with making such service shall constitute sufficient service from and after the time it was filed with the clerk of the district court. Id.

This site was easy to use for access to State forms for filing in Montmorency County clerks office. Not only did I find claim form but a sample claim was available for assisting on how to complete your form correctly. Found this so very useful for us (public resident) to fill in the form as a .PDF file that prints out typed form - rather than handwritten entries. There is a fee but your access is always available on internet to this site in the future. Saved me time using this site and My filed form looks professional. Great forms - I got several property deeds and really appreciated that they came with the required state forms (for NY). the sample completed form is also really helpful. Attorney wanted hundreds- with this form it is the same amount of work but I can file myself for the cost of lunch!!

The form was very easy to use and the sample tool you had was very helpful. the only problem i had was saving the document and then trying to find it later. I finally was able to figure out how to save it. but i still cannot find the saved document on my computer. Luckily i printed it before i closed it and did not need to make any changes.
