Subcontractor Mechanic's Lien Claims in Iowa
Under 572.10 of Iowa Code, subcontractors are eligible to claim a mechanic's lien. A contractor or a subcontractor may perfect a mechanic's lien beyond ninety (90) days after the date on which the last of the material was furnished or the last of the labor was performed by filing a claim with the clerk of the district court. I.C. 572.10.
A valid claim identifies the parties, the project's location, relevant dates, a list of work and associated charges, any payments, and the amount due. The claimant must provide written notice of such claim to the owner. Id. The notice may be served by any person in the same manner that original notices are required to be served, such as personal service or certified mail. Id. If the party to be served is outside of the county where the property is situated, a return of that fact by the person charged with making such service shall constitute sufficient service from and after the time it was filed with the clerk of the district court. Id.

Of little use to me. I did not feel this really help me to do a Quick Claim Deed here in Minnesota on my own. All it showed me is what a complex mess it is to fill out this deed. That, unfortunately, I am going to have to hire a professional to make sure it is done right.

What a wonderful and easy task using deeds.com. I searched on line for the proper procedure to file a quit claim deed. It looked to confusing to do mysellf until I found deeds.com. With their instructions, I was able to fill out all the proper forms and file with the court in two days. Saved me at least a thousand dollars if I had an attorney do the same. Thank you. Good site. Two things to note. 1. The Documentary Transfer Tax Exemption sheet, the word "computer" is used when I think it should be "computed" Error in state form? 2. The California Trust Guide could have a watermark which is less distracting. Kind of hard to read the print with the DEEDS.COM logo so prominent.
