In Kansas, the correction deed is the most widely accepted instrument used to correct an error in a recorded deed.
Many counties require, or at least prefer, the filing of a correction deed when making any corrections to the original instrument. It can be used to correct a typographical or other minor error, for example in the names of the grantor or grantee, their marital status or type of vesting, or in the legal description or any other information about the property. Although some counties accept a re-file affidavit when correcting and re-recording a deed, executing a correction or corrective deed is the more common method and guarantees that the state's legibility requirements are met (KSA 28-115(e)). The correction deed must make reference to the earlier deed that has already been recorded by date and instrument number and needs to indicate its exemption status from resubmitting the Kansas Sales Validation Questionnaire (KSA 79-1437(e)). As is required with any deed submitted for recording in Kansas, a new address for tax statements must be furnished with the new deed (KSA 58-2221).
To make more significant changes, such as changing the way title is held (e.g. as joint tenant or tenant-in-common) or such as adding another owner to the property, it is best to record an entirely new deed instead of filing a correction deed. In order to release one name from a deed held in joint tenancy or tenancy in common, for example in case of separation or divorce, use a quitclaim deed.

Deed.com is an amazing site. After calling many places and going on many websites to figure out what I needed to submit (most counties cannot help with questions and the place I needed to turn the documents into could not help either, they are not allowed to give legal advice) I came across Deeds.com. It has been so helpful and I was able to research what documents I needed. I purchased one document and after more research I realized I needed a different document. Deed.com refunded my first purchase. I then purchased an Affidavit of Death and a Deed for the county and state I needed them for. descriptions for some areas were longer than what would print out on document - it showed and was visible on the form but would not print out - for example in the legal description. would be nice in fill in areas could be extended as needed

Special Warranty Deed I can't seem to type all my info in the blank spaces. It won't allow me to type any more. Maybe you should consider either allowing typists to type more (leaving more space) or allowing more room to type more.

Easy to follow directions and instructions to properly and legally fill-in the Deed that I requested. It was also very easy and convenient. If I was going to employ an Attorney or Legal Documents Preparer, they would easily charge me between $150 to $225 a Deed! For the cost of $19.97, anyone would pursue this price! Thank you, Deeds.com for a wonderful and terrific experience! I'm going to need you again to change Titles for my other Investment Properties.

The service was prompt and attentive to my questions. I would've just appreciated a heads up that I also needed to contact the county directly (and provide contact info) to receive a certified copy of the document (Notice of Commencement) in order to submit the certified copy to the Building Department. This was an extra step that I haven't had to complete before using another eRecording service. Even if this extra step is a result of the county's system. I would still have expected a head's up (since there wasn't any info regarding this on the county's site for eRecording).
