In this mortgage the grantor/borrower "Warrants" title to grantee/lender (the said mortgage being dated, and duly signed and acknowledged by the grantor, shall be deemed and held to be a good and sufficient mortgage to the grantee, his or her heirs, assigns, executors and administrators, with warranty from the grantor and his or her legal representatives of a perfect title in the grantor, and against all previous encumbrances; and if in the above form the words "and warrants" be omitted, the mortgage shall be good without warranty. (KS Statute 58-2303)

Excellent Site for recording documents to respective county Recorder Office. Excellent customer service, very well informed and experienced staff who responds promptly and guide customers throughout recording process. My recording was suspended But KVH (Staff) gave me proper timely advise and guided me for the procedure till recording was done by county office. instead of the rep giving me instructions on how to summit the documents,with 3 pages, he or she told me i had all night to figure it out!!! wow...because of that i rate the service very poorly...fast to get it done but very poor customer service...so...i give them a 2.5 rating.
