An administrator's deed is a fiduciary instrument used in estate administration to transfer real property pursuant to laws of intestate succession. An administrator is a personal representative selected by the probate court to administer a decedent's intestate estate.
Use an administrator's deed to convey interest in real property to a grantee with a special warranty. This type of warranty affirms that, while the grantor/administrator controlled the property, she never acted in a way to change the status of the title.
In addition to meeting state and local standards for real estate deeds, administrator's deeds also include details about the decedent's probate case. A court order for sale is required before a transfer can be made. Supporting documentation, such as an affidavit of real property transfer under KRS 382.135(4), is required before an administrator can record the deed in the office of the county clerk.

I filled out the Xfer on Death Deed and turned it in to the County Recorder - everything went well. I did NOT like the Huge Print over like a stamp of "DEEDS.COM" on some of the material - it just made it hard to read.

Pros, quick purchase and document availability including instructions and examples. Cons, For the cert. of trust, the form would not accept the length of our trust name with no way to get around. The pdf file printing did not meet the requirements for 2.5" top margin and .5" other margins as well as the 10pt font size as the form information was shrunk down even when normal printing.

All the forms came with examples (filled in) and very detailed instructions for each block that required an entry. I was able to fill everything out on my computer and save the files for future use, if required. Deeds provides an excellent product. mostly good; however, you need to update the annual exclusion gift amount from $14,000 to $15,000 (where it has ben for several years), and you need to make your Gift Deed final paragraph be gender neutral like "they" or "he or she" rather than just"he". We women lawyers and our women clients appreciate that.
