An administrator's deed is a fiduciary instrument used in estate administration to transfer real property pursuant to laws of intestate succession. An administrator is a personal representative selected by the probate court to administer a decedent's intestate estate.
Use an administrator's deed to convey interest in real property to a grantee with a special warranty. This type of warranty affirms that, while the grantor/administrator controlled the property, she never acted in a way to change the status of the title.
In addition to meeting state and local standards for real estate deeds, administrator's deeds also include details about the decedent's probate case. A court order for sale is required before a transfer can be made. Supporting documentation, such as an affidavit of real property transfer under KRS 382.135(4), is required before an administrator can record the deed in the office of the county clerk.

The NV Clark County deed upon death was perfect! Our county doesn't offer a template, but rather has a long list of rules and specifications where they expect you to make your own document. I didnt want to risk making an unacceptable form so I purchased the template from Deeds.com. It was easy to use and very thorough. Our deed upon death was notarized and filed with the county with no issue. Save yourselves the time and headache and get the template!

I was skeptical after experiencing other websites. However not only did we get the form we needed for a fraction of the cost vs going to an attorney, the additional resources (guides and samples) made the completion of the Enhanced Life Quitclaim deed quite simple, quick, and painless. We were having difficulty getting my mom to agree to meeting with an attorney or even considering a Lady Bird deed. This was the first time I had ever had to fill out a Warranty Deed, so if it was not for your example form on how to fill one out, I would be still be here completely lost. I had originally gone to another site for a Warranty Deed & they wanted double the amount of your price & their website had no examples forms. I am so happy with your site & service. Over all quality of document was good. The issue I had was where it states claimant did not have a contract with the owner or their agent. I did have a contract with their agent, and there was no option for both. So had improvise.
