Discharging a Lien in Kentucky

When a lien has been paid off in full or is no longer necessary for any other reason, best practices direct the claimant to file a document discharging the lien. Kentucky does not provide for a specific mechanism of discharging a lien, as a lien already expires twelve months after its filing without any enforcement action. This document, however, reduces the amount of time a lien is in effect.

File the Discharge of Lien document in the county where the property is located (this should be the same location where the statement of lien was originally filed). The Discharge of Lien contains then following information: 1) name of the payor and payee; 2) payment amount; 3) name of person who originally furnished labor or materials; 4) description of items furnished; 5) address of the property; 5) the owner's name, and 6) the book and page number where the lien was recorded. Once the Discharge of Lien is filed and recorded, the lien will be struck from the record.

Bottom line - it was certainly worth the $21 (+-?) I paid for the form and instructions, etc. Admittedly the form is a little inflexible in terms of editing for readability but I understand that offering greater flexibility would likely make theft more likely. So I'm happy with what I got. One suggestion - add more info about what's required in the "Source of Title" section.

I would not have ordered this form had I realised how limited the fields are for details. There is no room for elaboration of terms. The language only allows one grantor and one grantee, and the gender and quantity default construction is a poor choice. Be basic, but leave room for more.

It all started out well, then I was abruptly told that I would have to submit the documents directly to the recording office. No explanation was offered and I wasted a lot of time on your website for nothing. Very disappointing, as the concept of e-recording is what is needed in 2026.

We reviewed your order and our support messages. The document uploaded for recording was a very low-quality scan that did not meet the county’s eRecording image requirements. Our staff asked that a clearer scan be uploaded, but the same image was submitted again.

Because the document could not be processed electronically, we advised recording it directly with the county recorder’s office.

E-recording systems require clear, legible document images that meet county standards. When those requirements cannot be met, recording directly with the recorder is often the fastest option.
