Claiming a Mechanic's Lien in Kentucky
Mechanic's Liens are used to place a block on a property owner's title when a contractor, materials supplier, or other laborer such as a subcontractor has not been paid for labor, materials, or equipment provided. In Kentucky, a lien is claimed by filing a Statement of Claim document with a county recorder.
To claim a lien in Kentucky, the claimant must file a statement of the account due to him within six (6) months after he ceases to labor or furnish materials. K.R.S. 376.080(1). The statement must be filed in the office of the county clerk of the county in which the building or improvement is situated. Id. The statement must include the amount due along with a description of all just credits and set-offs known to him, together with a description of the property intended to be covered by the lien sufficiently accurate to identify it, the name of the owner, if known, and whether the materials were furnished or the labor performed by contract with the owner or with a contractor or subcontractor. Id.
The lien statement also requires the name and address of the claimant; if the claimant is a corporation, the statement must include the name and address of the corporation's process agent, or some other address at which service of process under the Rules of Civil Procedure may be accomplished. Id. If no name and address is included in the statement, service of process in an action involving the real property may be accomplished by serving the person who signs the lien statement. Id. This statement also must be subscribed and sworn to by the person claiming the lien or by someone in his behalf. Id.
After completing the statement, it must be served on the owner. The claimant shall send by regular mail a copy of the statement to the property owner at his last known address within seven (7) days of filing the statement with the county clerk. Id. Service is important because the lien will be dissolved if a copy of the statement is not sent to the property owner as provided by Kentucky law. Id.

This is a wonderful service and your staff is very responsive through the chat. My one suggestion is that there be an added sentence to your instructions that sates that once you upload there is nothing more to do as in a "submit" or "Finished uploading" button. After uploading instinct says there is something to click to let you all know that we have finished with our uploads.

It was very easy to set up the account but then everything is very costly. I didn't see any publications that were free to account holders, so as infrequently I have to do a title search, I may as well just hire an online service to do the legwork too.

The documents themselves are fine and the information provided with them is helpful. I find the actual processing of the documents, however, to be difficult particularly once the document has been saved. First, I note that the box for the date only allows entry of the last 2 digits of the year. Unfortunately, my download only allows me to enter one of the 2 digits required. When I delete it repeatedly, it eventually allows both digits to be entered but puts them in extremely small text and in superscrypt. I have not found a solution to this problem and am not sure the deed can even be recorded with this problem. Another problem is that if you try to revise the document after you have saved it the curser goes to the end of the line after each key entry. This means that there basically is no way to efficiently save the document for reworking later since you will have to delete everything you have entered in the text box unless you only need to make a single keystroke change or are willing to replace the curser after each entry. Try that with a long property description! Please note that I am using a Mac to prepare my documents and perhaps this is part of an "incompatibility problem". However, I didn't see a disclaimer regarding Mac use and so would expect the documents to perform correctly. Overall, I give the program a "2 star" rating because I am experiencing significant difficulties in entering dates in the documents even before saving them and because saving your work for later revision appears to be basically unworkable.

Form needs to be gender neutral. Also, while the format prompts for the correct information to be included, more of the form needs to be open for editing and to eliminate unnecessary spacing.
