(i) "This power of attorney shall not be affected by subsequent disability or incapacity of the principal" and shall be considered a "Durable Power of Attorney." (ii) shall be governed, as to its validity, terms and enforcement, by those laws of the Commonwealth of Massachusetts that apply to instruments negotiated, executed, delivered and performed solely within the Commonwealth of Massachusetts.

regard to the sale of the subject property, this instrument does NOT revoke any other Powers of Attorney which you may have previously granted.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. I found your instructions and sample for completing a quit-claim deed in Arizona to be simple and easy to follow with one exception. The website to use in order to determine the code for the reason for exemption of fees was incorrect, as a result of which I had to contact the County Recorder to obtain that information.
