Questions answered? Let's get started!
An easement is an interest in real estate that gives one person the right to use someone else's land for a specific purpose. The focus of an easement is on usage, not on ownership. There are two types of easements: an easement appurtenant and an easement in gross. Further, easements can be affirmative or negative. An appurtenant easement benefits the dominant estate and runs with the land when the property is transferred. An easement in gross benefits an individual or a legal entity. An easement in Michigan is generally created by a deed in writing or by operation of law. The easement deed should specify the terms and conditions of the easement itself.
As an interest in real property, an easement deed in Michigan must be signed, dated, and acknowledged by the grantor. If an easement deed is executed in Michigan, it can be acknowledged before a judge, clerk of a court of record, or notary public within the state and should be endorsed with a certificate of acknowledgment by the officer taking acknowledgments (565.8). Michigan adheres to the uniform recognition of acknowledgments act, which means that an instrument acknowledged out of state can be recorded in Michigan if the instrument complies with that state's laws (565.9).
Recording can be a crucial step in protecting easement rights. An unrecorded easement deed is void as against any subsequent purchaser in good faith and for a valuable consideration, of the same real estate or portion thereof, whose conveyance is first duly recorded (565.29).

Whomever "KCH" is, that person was of great help. It took me several tries due my inexperience with ADOBE SCAN, but that certainly is no fault of yours!! KVH was very patient with me, and in fact resolved the things I was doing wrong for me, without my even requesting the assistance.
Thank you!

Would be nice if these things downloaded with the type of document rather than a number

It was very easy to set up the account but then everything is very costly. I didn't see any publications that were free to account holders, so as infrequently I have to do a title search, I may as well just hire an online service to do the legwork too.
We appreciate your business and value your feedback. Thank you. Have a wonderful day!

This is my first time using this amazing service. I wish I was told about this before I went all the way downtown, drove thru construction zones, paid for parking only to be told the computer system had crashed. I was referred to Deeds.com and I will not use the downtown system again.
Your feedback is greatly appreciated. Thank you for taking the time to share your experience!

Look great and I thought my daughter wanted me to buy, but she had already bought the package so didn't need it.
Thanks for taking the time to leave your feedback Barbara, we appreciate it. We understand that it was an inconvenience for both you and your daughter to have unintentionally purchased the same item. Therefore, we have taken immediate action and canceled your order as well as processed the refund for your payment. Have a wonderful day.

This is an excellent resource. I was surprised because the price is so low I thought the products might be inferior. Not only were were the requested documents high quality, additional unrequested documents were added to my order that I didn't realize I would need until I read them. I especially appreciate that all the documents were specific to my county. I highly recommend using deeds.com.
Your satisfaction with our services is of utmost importance to us. Thank you for letting us know how we did!
