This form is executed by the current mortgagee named in the mortgage to (waive the priority of the mortgage in favor of another)(mortgage by executing a separate instrument acknowledged in the same manner as required for deeds and other instruments for the transfer of an interest in real estate. The waiver is effective to the extent of the mortgage waived.) When recorded (the waiver is constructive notice of the waiver to all persons dealing with the mortgage or with property described in the mortgage from the date the waiver is recorded.) Quite simple and easy. Only one critique: It would be easier if the names of the PDF would reflect the name of the deed/form such as 'Controlling tax return' rather than '1579101185SF56863.pdf'. However I love downloading forms rather than mail.

This is an initial review of Deeds.Com and the ordering process for their Quit Claim package for Virginia. The ordering process was very easy and the price seems reasonable for what you get. I have reviewed and downloaded all my forms, but have not used them yet. Thus far I am pleased with the product and the process. E-Recording service is also offered, but I have not used that yet either. At this writing, I can whole-heartedly recommend Deeds.Com.

Really impressed with the speed and professionalism of the service. I would recommend putting a grey background on the form field inputs as I had trouble seeing them in the user interface, but otherwise I was really impressed and would happily return as a customer.

You could make instructions clearer on the download process and when download is complete. You could also group things together for 1 or 2 "big" downloads.
