A limited warranty deed is used for Minnesota real estate transactions where the grantor agrees to guarantee that, during the time of ownership, the grantor did nothing to encumber the property. The deed also passes after-acquired title (any future rights the grantor gains to the same land transferred by the deed).
By excluding assessments from the covenants of title, the grantor alerts the grantee to the fact that one or more outstanding assessment liens and any associated interest may still be attached to the title.

Really good product, included guide to filling out forms. Totally pleased with that part. Customer service however was terrible. Did not hear back after I sent two emails. The site signed me up but after I was accepted they would not allow me to download a form, with the notation my account was closed. Had to use another email. Had problems with that. Finally got off of site and went to a login site that allowed me to download the forms. If you can get past setting up your account, it is fantastic site. Nice price compared to alternatives. Also I recieved two validation codes. Have no idea why they were sent.

I found the path from the home page to actually ordering the document I wanted extremely convoluted and non-intuitive. I went around in circles several times before I figured out how to actually buy the document.

What a wonderful and easy task using deeds.com. I searched on line for the proper procedure to file a quit claim deed. It looked to confusing to do mysellf until I found deeds.com. With their instructions, I was able to fill out all the proper forms and file with the court in two days. Saved me at least a thousand dollars if I had an attorney do the same. Thank you. I love deeds.com - hands down, the quickest way to record a warranty deed. The process and communication is so quick - the recording transaction too. Worth the extra $20 to me for my time! I didn't spend over an hour driving around, talking to someone via a kiosk to record the deed, didn't have to spend the energy of loading kids into the car to come with me, etc. The efficiency and timely process is worth the cost!
