Records the buyer’s equitable interest in the property with the county Recorder of Deeds.

Taking out loans against the property without disclosure.

Useful in disputes involving breach of contract, specific performance, or fraud.
4. Used in Creative Financing / Wholesaling
Common tool used by real estate investors or wholesalers to "cloud title" and ensure their deal doesn’t get bypassed.
Especially useful in Contracts for Deed, lease-options, and assignment deals.
5. Low-Commitment Alternative to Full Contract Recording
Instead of recording the full sales contract (which may contain sensitive info), the affidavit briefly states that a contract exists and protects the buyer's interest.
Legal Effect in Missouri:
Does not transfer legal title
Does not create a lien—it simply notifies the public of your interest
Gives priority rights if filed before others (like mechanics’ liens, new purchase agreements, etc.)

It was OK but unfortunately useless. The jurisdictions are now requesting that documents such as Notices of Commencement not only be recorded at their offices, but also certified. This last service is not provided by Deeds, or at least I could not find it in your website and did not receive a response when I asked if you did. Thus, we are going back to traditional means of recording/certifying

I downloaded the Lady Bird deed. The process was quick and easy to download. Just select your county, fill out the form. You will need the property description from your original deed. In my case I had to go downtown Wayne County (Detroit). (Make an appt online). 1st you will have to get the property tax certified to ensure all taxes are paid to date (5th floor at the Wayne County Treasurer office). Give them the form you just filled out and they will stamp certified $5. After that take the form to the Register of Deeds (7th floor) appt needed. $18. Make sure it is properly notarized and all signatures completed. Once approved, they will scan it, stamp it, give it back with a receipt and mail a copy also. All Done. Worked beautifully. My co worker go a lawyer and paid over $250. I just used deeds.com and total for forms and going downtown with notarizing was less than $40 Yea!

The forms worked well for entering information. I have finished without much trouble. Since the forms are Adobe PDF files you need the free app to use them but you can't edit unless you have the paid Adobe program. And, it was a reasonable price.

The pdf form is good; however, the input boxes merge into the line above so the text is hard to read when complete. I added a return before entering my data and this solved the problem.
