Investment Property Transactions.
Sometimes used in investor deals where holding title back until payment completion is part of the deal structure.
For Sale by Owner (FSBO) Deals.
Common in informal or family transactions without a real estate agent.
Land Sales or Rural Property.
Sometimes used when raw land or agricultural property is sold, especially if the buyer is planning gradual development. Use this form for residential property, rental property, Condominiums, vacant land, small commercial property and planned unit development property. For use in Missouri only.
Things to Consider:
Buyer Risk: Since legal title doesn't transfer until full payment, the buyer can lose the property (and payments made) if they default.
Seller Risk: The seller may have to go through legal action (sometimes similar to eviction or foreclosure) if the buyer defaults.
Recording: Buyer shall be authorized to execute and record this “Contract for Deed” or an “Affidavit of Equitable Agreement” on or after Initial closing.

It was very easy to order,download, and print. The only issue I have is that the guide that came with my form really did not help me filling it out. I feel the explanations could have been better and suited more for the standard person. I was still confused when filling it out and will probably have to get a lawyer to make sure it's filled out correctly

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints. Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!). It would be helpful to be able to edit verbiage on the form. I was preparing a Deed of Distribution; therefore, there was no consideration paid. I had to type the language into a Word document instead.

I saved 225.00 with this purchase.Make sure you have an updated property description from your county tax collectors' office.In Bay county,Florida the tax office will email you an updated property description.I attached the email to the the deed.I had to change the date and they accepted a white out and ink correction on your form.

I purchased a Quit Claim Deed package a couple weeks ago. The included guide unfortunately didn't answer all the questions about my specific case of how to fill it out, so I sent them a couple questions on Sept 8. It's now the 23rd, and still no reply. The form is a useless waste of money if I don't know how to fill it out in a legally-accurate way.
