Missouri Personal Representative's Deed with Order for Sale ( 473.460, RSMO)
The laws governing Missouri probate proceedings are codified at Chapters 472-475 of the Missouri Revised Statutes.
A personal representative's deed pursuant to an order for sale under 473.460, RSMo is a fiduciary instrument used to transfer a decedent's interest in real property to a purchaser. A personal representative, who may alternately be referred to as either an executor or an administrator, is the person appointed by the Probate Division of the Circuit Court to manage the decedent's estate.
473.460, RSMo, outlines the purposes for which a personal representative may sell real property from the estate with the Court's authorization, including to pay claims against the estate; pay allowance to a surviving spouse and minor children of the decedent; pay a legacy given by the decedent's will; pay administrative expenses and taxes due on the estate or taxes assessed on transfers from the estate; and for any other purpose deemed in the best interest of the estate. Real property may also be sold to enable distribution of the estate.

its a bit confusing for a novice computer user. I would prefer to print out the forms, fill them out on paper, then attach them to an email to discuss the accuracy of the forms with a friend, and then take the completed forms to the County office to be recorded

The process was easy going. The process is one thing, the results another. I have attempting to resolve this matter, of claiming sole ownership of the property for several YEARS. I lost my Bride of 65 years in 2015. A lawyer I hired failed in his attempt, so I'm waiting to see the actual results. I didn't care for it because I was having to do other things in between filling it out and all of a sudden it would not allow me back in it to make changes. Luckily I had saved it and then had to do FILL/SIGN option which looks ugly but that was the only way I could add what I needed.

You form was good the only thing that did not work was the download to fill it out !!! I use a Mac system and maybe that's what the issue was. I filled it out by hand and it worked for the purpose .

Great to have a downloadable form, rather than a cloud solution that gives no guarantee of privacy. Appreciated the sample.......but all of that still left me with open issues about how to tweak the form to serve my particular needs......for example: how to ensure that survivor rights were properly characterized; how far back I should go with the "Source" section + how I should layer my own additions to the chain of ownership, etc. Nonetheless, an overall happy experience.
