Missouri Personal Representative's Deed with Order for Sale ( 473.460, RSMO)
The laws governing Missouri probate proceedings are codified at Chapters 472-475 of the Missouri Revised Statutes.
A personal representative's deed pursuant to an order for sale under 473.460, RSMo is a fiduciary instrument used to transfer a decedent's interest in real property to a purchaser. A personal representative, who may alternately be referred to as either an executor or an administrator, is the person appointed by the Probate Division of the Circuit Court to manage the decedent's estate.
473.460, RSMo, outlines the purposes for which a personal representative may sell real property from the estate with the Court's authorization, including to pay claims against the estate; pay allowance to a surviving spouse and minor children of the decedent; pay a legacy given by the decedent's will; pay administrative expenses and taxes due on the estate or taxes assessed on transfers from the estate; and for any other purpose deemed in the best interest of the estate. Real property may also be sold to enable distribution of the estate.

They must have busy when I applied. The screen said it should be done in under10 mins unless heavier traffic. I was a little nervous because of a time deadline. It was completed in 45 mins and for under $30 it was worth every penny to have my deed details at my fingertips. So I give it a 5 on ease of use and quick handling. You can get it done less expensively, but great in a time crunch.

Your documents were very helpful. I went ahead and filled in all the info for the Release of Lien document. It was easy to do with your example. I had all the necessary info such as plot numbers, etc. for the property and everything fit nicely onto the document. It has been notorized and mailed. I appreciated the fact that the forms were by Texas County and I knew I had the right form. The form were fairly easy to complete. I had trouble completing the form because the property description was long and kept disappearing and I had to re-type. It would also have helped it I could have saved and not had to start over every time.

It would be helpful to be able to edit verbiage on the form. I was preparing a Deed of Distribution; therefore, there was no consideration paid. I had to type the language into a Word document instead.

Pleased with the results, except for the "notice of confidentiality rights" above the QUIT CLAIM DEED headline. Is it needed to be included on the form or can it be removed ? How can it be removed, I do not see a reason for it to be on the print out copy. Thank you.
