The requirements for an affidavit of death in Nevada are contained in NRS111.365.
For Nevada real estate owned by two or more persons as joint tenants or as community property with right of survivorship, the death of one co-owner means that his or her property rights are shared equally amongst the survivors, without the need for probate distribution. This transfer technically happens "as a function of law" when one owner dies.
Even so, surviving co-owners must initiate the process by recording an affidavit of death, accompanied by a certified copy of the death certificate, to terminate all title to or interest in real property of each deceased joint tenant or the deceased spouse. After the affidavit is recorded in the office of the recorder of the county or counties in which the real property is located, the deceased owner's rights are presumed to be terminated, and vested solely in the surviving joint tenant or spouse or vested jointly in the surviving joint tenants.
The days and weeks following the death of a family member, friend, or business associate are often difficult, but timely recording of the affidavit of death is important. It preserves a clear chain of title, which makes future conveyances of the property less complicated. In addition, updated records ensure that property tax bills and assessments are sent to the correct recipients.

I found the process of downloading and completing the documents very user friendly. Thank you for the Declare Value instructions. It was easy to follow, though a sample of the declaration form would be very useful. LOVE THIS!! I am a REALTORand from time to time I have had to take documents for filing. I'm so glad I invested some time online researching eFiling services. The first few search results that populated required an expensive annual or monthly subscription. Luckily I continued to scroll and found Deeds.com. No annual or monthly subscription required. Just pay per use. I uploaded a ROL late one night and Deed.com had it eFiled the very next morning!!! After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). The Mineral Deed transfer form was pretty good. Could have used more info in the guide about where to find legal property descriptions and source of title. Also more space on the pdf for entering return addresses - there was room for only one; I needed three. I will be sending the form to the County Courthouse soon. I hope it works.
