The Notice is a powerful tool because it provides constructive notice (from the time of filing of the notice only), that the property is under litigation and would be purchasers and encumbrancers could be held to the outcome of the litigation. Although not a lien a Notice of Pendency in effect acts like a lien. Such Notice of Pendency shall contain:
Names of the parties
Legal description of the affected property
Object of the complaint (Statute 6501.)
This Notice of Pendency has ample space to enter multiple parties
