Partial Release documents are guided by North Carolina Statutes 45-36.22
A partial release document for a Deed of Trust must do all the following:
1. State the Deed of Trust it is releasing, original parties to the Deed of Trust, recording data for the Deed of Trust (Book and Page number) and the office in which the Deed of Trust was recorded.
2. That (if the security instrument is a deed of trust, that the person or persons signing the partial release is or are the secured creditor, the trustee, or both the secured creditor and the trustee.) 45-36.22(2)
This Deed of Partial Release is formatted to be used by the secured creditor only, meaning the lender signs the document without the trustee and states:
TO HAVE AND TO HOLD said Released Property, together with all privileges and appurtenances thereunto belonging, to the Owner, its successors and assigns, free and discharged from the lien and operation of the Deed of Trust But it is agreed that this Release shall apply only to Released Property and as to the remainder of the property described in the Deed of Trust (not heretofore released), the Deed of Trust shall remain in full force and effect.

Excellent Site for recording documents to respective county Recorder Office. Excellent customer service, very well informed and experienced staff who responds promptly and guide customers throughout recording process. My recording was suspended But KVH (Staff) gave me proper timely advise and guided me for the procedure till recording was done by county office. My overall experience was positive. Little trouble uploading documents but resolved. I had two mineral deeds to file in Arkansas, two different counties, exactly the same form, only difference being property description; one was completed, one was canceled. I emailed to inquire why and the reply was in an automatic email indicating that email address was not monitored and if further action would be taken on Deeds.com part, I would be notified. Other than that, I would recommend their services to avoid using snail mail.

The process for obtaining document itself was easy, and the included guide and example are great! I do have an issue with the format itself, though. The form has pre-defined text boxes, which cannot be altered without partially rebuilding the entire document. For the 'property description' field on the Mineral Deed form, the text box is not large enough for the rather lengthy legal description entered on my original plat. Fortunately, I have a copy of Adobe Pro, so I have been able to re-build the doc to accommodate this short-coming.

We understand and appreciate your concern regarding the formatting and size limitations of certain fields, especially the 'property description' field. Our forms are designed to adhere to specific formatting requirements that are often mandated for legal compliance. Making direct alterations to the document can result in them becoming non-conforming, which is why we advise customers to use an exhibit page when their legal description is extensive or does not fit.

the deeds and related materials themselves are excellent but the PDF application is awful plus there is no way to customize the documents for specific purposes, so I had to type them from scratch in each instance.
