Limited Power Of Attorney For Real Property Specific Real Property Transaction (N.C.G.S. 32C-3-303)

This is a recordable form used for a real property transaction. It allows the agent to perform one of four tasks on behalf of the principal.

1.To finance the purchase of a property secured by a deed of trust encumbering the property, or

2. To refinance the property secured by a deed of trust encumbering the Property, or

3. To purchase a property in compliance with the terms and provisions of a certain offer to purchase and contract, when Principal is buyer, or

4. To sell a property in compliance with the terms and provisions of a certain offer to purchase and contract, when Principal is seller.

This limited power of attorney becomes effectively immediately and can have a set termination date. If a date is not provided, it terminates in one year.

The Beneficiary Deed is easy to fill out, expecially with the examples/explanations provided. The only recommendation I would make is to state that the Parcel ID and the Assessor's ID are one in the same. I looked everywhere for something that mentions "Assessor's ID" in my paperwork to no avail. Upon calling the Maricopa Assessor's number in Maricopa I was told that they are the same.

I was very impressed with the Mineral Deed form, especially with the instructions to fill it out AND a copy of a completed for to compare against. This definitely saved me money for an attorney. The one thing I don't understand, though, is why I could not save the completed Deed to my hard drive. I did have to change a few things after the fact and I had to re-type the entire page to make the corrections. If not for this, I would definitely rate the forms and instructions as a 5 star.

I found Deeds to be okay except I was hoping it would give me a title or deed to my house if I would have known I would have just got a warranty deed I probably would not have pay the money but it's still worth it
