Limited Power Of Attorney For Real Property Specific Real Property Transaction (N.C.G.S. 32C-3-303)

This is a recordable form used for a real property transaction. It allows the agent to perform one of four tasks on behalf of the principal.

1.To finance the purchase of a property secured by a deed of trust encumbering the property, or

2. To refinance the property secured by a deed of trust encumbering the Property, or

3. To purchase a property in compliance with the terms and provisions of a certain offer to purchase and contract, when Principal is buyer, or

4. To sell a property in compliance with the terms and provisions of a certain offer to purchase and contract, when Principal is seller.

This limited power of attorney becomes effectively immediately and can have a set termination date. If a date is not provided, it terminates in one year.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). The paperwork/forms are fine, but there isn't enough explanation for me to figure out how to file the extra forms (which I do need in my case). The main form, Deed Upon Death is fine. I think the price is pretty high for these forms. I wouldn't have purchased it because there are places to get them for much cheaper (about 6 dollars), but this site had the extra forms I wanted (property in a trust and another form). Unfortunately these were included as a "courtesy" and there are no instructions for them. So three stars for being clear about what was in the package, having the right forms that I need, but instructions for putting them to use and price took a couple of stars off. Downloading was easy and once you download you can type the info into the PDF--that makes working with the forms much easier.

I found this site a must. It provided all the forms I needed to file a Quit Claim Deed. I filed what use to be called a Quick Claim Deed 30 years ago. You only had to file the one form. Today it is called a Quit Claim Deed. The pack provided forms that I had no idea had to be filed with the Quit Claim Deed. I would not have known this otherwise if the option hadn't presented itself.
