Probate is the legal process of settling and distributing a decedent's estate according to the provisions of a will or the relevant jurisdiction's laws of intestate succession. The personal representative (PR) is the fiduciary authorized by the district court to administer the estate.
A deed of distribution is a probate instrument executed by a PR to evidence the passing of title to realty from a decedent to his or her devisees or heirs.
In North Dakota, title passes to devisees or heirs upon death by process of law, subject to rights of creditors and administration (N.D.C.C. 30.1-12-01). The deed of distribution is recorded as evidence of title only, and states on the record that the property is not needed to pay claims on the estate, and the PR waives the statutory right to bring the property into the estate.
A deed of distribution includes statements that the grantor is the duly appointed and acting PR of the estate, and that the within named grantee is entitled to distribution of the property described within. In addition to naming each grantee, the deed states in what proportion each grantee succeeds to an interest in the property.
The PR must sign the deed in the presence of a notarial official before recording the deed, along with a certified copy of the PR's letters, in the recorder's office of the county in which the subject property is located.
To comply with North Dakota's requirements that conveyances contain a certified statement of consideration, a deed of distribution should note on the face of the document an exemption from this requirement as a transfer resulting as a settlement of an estate (11-18-02.2(6)(d)).

The documents themselves are fine and the information provided with them is helpful. I find the actual processing of the documents, however, to be difficult particularly once the document has been saved. First, I note that the box for the date only allows entry of the last 2 digits of the year. Unfortunately, my download only allows me to enter one of the 2 digits required. When I delete it repeatedly, it eventually allows both digits to be entered but puts them in extremely small text and in superscrypt. I have not found a solution to this problem and am not sure the deed can even be recorded with this problem. Another problem is that if you try to revise the document after you have saved it the curser goes to the end of the line after each key entry. This means that there basically is no way to efficiently save the document for reworking later since you will have to delete everything you have entered in the text box unless you only need to make a single keystroke change or are willing to replace the curser after each entry. Try that with a long property description! Please note that I am using a Mac to prepare my documents and perhaps this is part of an "incompatibility problem". However, I didn't see a disclaimer regarding Mac use and so would expect the documents to perform correctly. Overall, I give the program a "2 star" rating because I am experiencing significant difficulties in entering dates in the documents even before saving them and because saving your work for later revision appears to be basically unworkable.

I had overwhelming emotions taking my deceased wife's name off my condo, so it took me a year to steel myself to submit the form. To call an affidavit of minor correction a Correction Deed in your descriptions is incorrect. They are two different products. I did not intend to purchase an affidavit. I intended to purchase a Correction Deed.
