In Oklahoma, the legislature has not provided for any required form of a lien waivers, so common law principles of contract allow for the parties to use a form that suits their needs, as long as purpose of the document (waiving a lien) is made clear.

Once the document is signed and recorded, lien rights are waived in accordance with the payment amount. Your forms are great but I couldn’t use them with my computer and acrobats reader didn’t work. And then my thermal printer would only print 1/3 size pages with no way to fix it. I ordered a new color printer and we’ll see what happens.

That shrunken page is typical of thermal printers: most use narrow receipt or label paper, so a full page gets scaled down to fit, and no setting can change that. Thermal paper also fades over time, which you don't want on a document you're recording, so the new printer is the right call. When it arrives, print on plain white paper with “Actual size” selected in the print settings so the page comes out full size with its margins intact. If Acrobat Reader gives you trouble again, save the form to your computer first and open the saved file in Acrobat Reader rather than in your web browser. Still stuck? Once I had everything right;the recording was fast and easy. I was updated at every juncture and apprised of my mistakes in order to fix and record my deed. To improve service: I think that several different examples and scenarios would have helped. If you have different names from your children; birth certificates and marriage certificates are a requirement in Clark County, NV. If you want to add anyone to the deed in a Quit Claim Deed; you have to add yourself as a grantee even if you are the grantor along with the other grantees.
