Requesting a Lien Waiver in Oklahoma
Sometimes it's necessary for a property owner to request a lien waiver from a contractor in exchange for paying the contractor any amount owed. With a waiver, contractors agree to give up their rights to file a lien against the title for any outstanding balance due.
A property owner may request that a contractor provide the owner with a lien waiver from each and every person who performed labor or furnished materials for the improvement of the property. The request form identifies the parties, the project's location, and relevant dates. Deliver the request via a US Mail service with delivery confirmation.
Failure to provide lien waivers from these parties may allow the property owner to withhold payment to the contractor in the amount of any unpaid claims for labor or materials.

Deeds.com had much better and fuller information than any other help i found (90% complete vs 60 % complete); they tout how up-to-date they are on all the counties in the country and the idiosyncrasies of each county's forms and procedures; but some minor points of the info i needed were missing or confusing. Including that they sold me on e-Recording my deed through them, only to find out after i had done all the prep for that, that they had failed to tell me upfront (or i missed it somehow) that the county i was dealing with did not yet accept online recording. So, they were by far the best i found, but not 100%.

This is an initial review of Deeds.Com and the ordering process for their Quit Claim package for Virginia. The ordering process was very easy and the price seems reasonable for what you get. I have reviewed and downloaded all my forms, but have not used them yet. Thus far I am pleased with the product and the process. Sounds like you may be trying to complete the form in your browser. The document needs to be downloaded and saved to you computer, then opened in Adobe.
