The beneficiary deed was acceptable to the county clerk and my notarized official deed was mailed to me. The Missouri-based deed met with official approval so all is well in the land that time forgot.

It would be helpful to be able to edit verbiage on the form. I was preparing a Deed of Distribution; therefore, there was no consideration paid. I had to type the language into a Word document instead.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. As good as any of the rip off document services on the internet. Received the documents through download, were as described. Not as cheap as driving to the courthouse and getting them for free, but easier than doing so.
