The grantor to a quitclaim deed executed in Tennessee must sign the document and have his or her signature acknowledged. A legal description of the real property as well as a recital of the grantor's source of title must be included in a quitclaim deed executed in Tennessee. Specific requirements involved in presenting a quitclaim deed to a register of deeds in Tennessee are listed according to county. It is important to abide by these requirements in order to avoid penalty fees or re-recording.
In Tennessee, quitclaim deeds are registered rather than recorded. The recording statute (Tenn. Code Ann. 66.26.101) says that all instruments authorized to be recorded will be valid between parties to the instrument and their heirs and representatives without registration. However, registration is needed in order to provide actual notice to third parties. An unregistered quitclaim deed is not valid as to existing or subsequent creditors without notice or bona fide purchasers without notice (Tenn. Code Ann. 66.26.103). Priority is given to the quitclaim deed that is registered first, unless the party claiming under a subsequent instrument had full notice of the previous instrument (Tenn. Code Ann. 66.26.104).

The certification of trust looks fine to me. I printed it and filled it out and had it notarized today. I have not sent it to the company that wants it yet so that will be the test. They are very picky. If they have any comment I will let you know.

After a little glitch due to heavy volume at the County Recorder, my document was recorded. County Recorder was closed to public access at the office (due to the coronavirus issues) so all documents were either mailed to them or sent in electronically. Deeds.com was very efficient at their end with very quick responses to my questions and concerns. I would definitely use their services again.

The product I purchased looks great and I added Adobe to be able to copy it, but for some reason I can't,so I will delete Adobe and then try again to copy what i paid for. I have all the PDFS' and my computer and printer are fairly new (windows 10),I should have tried to copy it first, I'll get it! Thanks

The process was fast and efficient. I did get a bit confused after entering info for my package but soon realized I had completed this part of the process and only needed to leave the page and wait for review of the document and then the invoice. It was pretty simple. After payment of the invoice I was notified that the document had been submitted. A few hours later I received notice that the document was recorded by the city. It was fast!

The website was easy to navigate but only needed one form. The guide was helpful also. Cost want high but contains many documents that I didn't need but may someday. Could not save form after completed but printed copies that needed to be court filed.
