The Principal(s), owners of the property appoint a second party, attorney-in-fact to sell a specific property. In this form the principal is empowering the attorney-in-fact to do and perform any act necessary to sell and convey the real estate specified. Included is a "Special Instructions" section where the attorney-in-fact's powers can be further limited and/or defined.

This power of attorney shall become effective immediately upon the execution of same and pursuant to Tennessee Code Annotated Section 34-6-101 et seq. and shall be considered a "Durable Power of Attorney."

This power of attorney is formatted for recording in the Tennessee County, where the subject property is located and terminates upon a date provided by the principal. Therefore 60, 90, 120 days, etc. can be allotted for the sale.

I purchased a Warranty Deed "package" on Friday and found that the Main download was a working document, but the secondary document (which is required) was not. In other words, I was able to use the fill-in feature on the main document, but not on the second document. I used the portal on the website to report my issue the same day. That was Friday. This is Wednesday. I have not heard a word from them and I have to use my documents in 2 days. I will probably have to resort to pen and ink for that document, but I have already tried filling it out twice and have to keep reprinting and starting over. You can't white out or cross out. I would really prefer to have the complete service that I paid for.

Guidelines somewhat helpful. Forms fillable but not editable unless you buy an Adobe conversion service subscription. End product looks crude and amateurish. Fields can't be reduced or enlarged to accommodate unique data. Very disappointing.
