In this form the principal is empowering the attorney-in-fact to do and perform any act necessary to sell and convey the real estate specified. Included is a "Special Instructions" section where the attorney-in-fact's powers can be further limited and/or defined.
This power of attorney shall become effective immediately upon the execution of same and pursuant to Tennessee Code Annotated Section 34-6-101 et seq. and shall be considered a "Durable Power of Attorney."
This power of attorney is formatted for recording in the Tennessee County, where the subject property is located and terminates upon a date provided by the principal. Therefore 60, 90, 120 days, etc. can be allotted for the sale.

The process was very easy but I did not realize before I paid to get this form , that I could have gotten it free from Tulsa county clerks office. Other than that, it was fine.

You're right that the Tulsa County Clerk publishes a free transfer on death deed form, and we'd never want anyone to feel they overpaid. Our version isn't that same blank, though: it adds an alternate beneficiary designation so the property still passes as you intend if your first choice doesn't survive you, it's built to handle one or two owners, and it comes with a plain-language guide and a completed example. Quick and easy! I had previously prepared a Lady Bird deed, submitted it through Deeds.com and it was accepted/recorded by my county in just a few hours. The Deed.com $21 fee was well worth it as I saved fuel, tolls and parking costs not to mention at least 2-3 hours of my time that it would've taken to get downtown and back home!
