This form is used by the secured party to release a collateral interest in a property, that was previously assigned and recorded with a "Collateral Transfer of Note and Lien" document, in which Debtor granted to Secured Party a security interest in the Collateral Note and the Collateral Note Security (typically a Deed of Trust), each as described in the Collateral Transfer of Note and Lien.

Overall positive experience; especially liked immediate access to downloaded documents and instructions. My only concern was lack of adequate space in portions of your beneficiary deed blank form which then required me to use 3 exhibits to complete all necessary documents for the county recorders office. Great do it yourself forms (I used the Quitclaim deed). If you think you're going to need a lot of hand holding you might consider hiring an attorney. The guide and general information provided by deeds.com will help if you have some idea of what you are doing and you are willing to research a little. Your mileage may vary but for me, this was a very efficient and economical way to get my quitclaim deed done.

This is the first time that I have used this service. An employee at the Clerk and Register office in Arizona suggested that I try Deeds.com to find the form I needed and the county office could not provide.
