What is the Texas Release of Lien?

After completing payments on the promissory note connected to a deed of trust, the lender completes this release of lien form. Promptly recording this document in the same county as the original deed of trust and promissory note serves to unencumber (free up) the title to the related real property. There is no need for any words of conveyance because the property rights were transferred when the borrower and lender signed the deed of trust.

Areas covered by these Release of Lien Forms:
  • Jefferson County
Including:
  • Beaumont
  • China
  • Groves
  • Hamshire

Jack Ingber Said: When it comes to notorizing the form the assumption is that the Grantor is a resident of New Jersey. For a Grantor living in another state there is no way to change the form. Otherwise it was OK.

Mike Bashara Said: Had difficulty using the form. The information typed in would overlap with the line above. Could not change fonts. Then I resolved the spacing problem by using the Firefox browser rather than my usual Safari browser. Perhaps an alert on your site would help others avoid this problem. More space should be allocated to the description of the property. The legal description barely fit and the line above the description and the paragraph below the description look like one paragraph.

Spencer Bass Said: The form I downloaded was the Quit Claim form Florida. In some of the fields that were suppose to be blank there was text why?

Kathy Bishoff Said: Your site was the most straight forward and easy to use. I saved $200 by using your form! I took the completed form to the County Assessors office and they directed me to make minor changes to my wording. Once completed I took it back for a final review and when approved I recorded the new deed with the county clerk. It was a painless process. Didnt know I could do that without an attorney.
