This form is typically used by an Attorney (Utah) or Title Agency when the original Beneficiary/Lender sends a written request for full reconveyance. This form can be used by the original trustee or successor trustee to reconvey but without any covenant or warranty.
(Any trust deed, substitution of trustee, assignment of a beneficial interest under a trust deed, notice of assignment of a beneficial interest, notice of default, trustee's deed, reconveyance of the trust property, and any instrument by which any trust deed is subordinated or waived as to priority, if acknowledged as provided by law, is entitled to be recorded.) I am not very happy about the fact that I paid 27.00 to not even have the forms filled out. I thought that it was going to be all done for me and I was told that I need a lawyer to have the form filled out properly.

The forms were immediately available for download, which was nice. However, I was not impressed by the lack of several features: 1) there was no way to edit set text in the form, such as where it says you should consult an attorney. That is not necessary for recording the deed and I wanted to deleted it, but could not. 2) Also, under the "Notes" section, there is a limited area to write; I tried adding a fuller explanation of something, but the form would not accept or include it when I printed the final document. The form may do the job, but it's not very sophisticated or elegant.
