1. A creditor/lender (or his duly authorized agent, attorney, or attorney-in-fact or any person to whom the instrument evidencing the indebtedness has been endorsed or assigned for the purpose of effecting such release.) VA Code statute 55.1-339(C).
2. Or a Settlement Agent, Pursuant to authority granted by Virginia Code 55.1-339(E).
3. Or a Title Insurance Company, Pursuant to authority granted by Virginia Code 55.1-339(E).

Quick and easy! I had previously prepared a Lady Bird deed, submitted it through Deeds.com and it was accepted/recorded by my county in just a few hours. The Deed.com $21 fee was well worth it as I saved fuel, tolls and parking costs not to mention at least 2-3 hours of my time that it would've taken to get downtown and back home!

I found this site a must. It provided all the forms I needed to file a Quit Claim Deed. I filed what use to be called a Quick Claim Deed 30 years ago. You only had to file the one form. Today it is called a Quit Claim Deed. The pack provided forms that I had no idea had to be filed with the Quit Claim Deed. I would not have known this otherwise if the option hadn't presented itself. It wasn't really what I needed I read and read and read and read and I thought I was to do with for filing for probate or probate executor but instead it was for the property if you are executor and but it wasn't very clear on that so it didn't work for me so I was kind of wasted money
