1. A creditor/lender (or his duly authorized agent, attorney, or attorney-in-fact or any person to whom the instrument evidencing the indebtedness has been endorsed or assigned for the purpose of effecting such release.) VA Code statute 55.1-339(C).
2. Or a Settlement Agent, Pursuant to authority granted by Virginia Code 55.1-339(E).
3. Or a Title Insurance Company, Pursuant to authority granted by Virginia Code 55.1-339(E).

The process was easy going. The process is one thing, the results another. I have attempting to resolve this matter, of claiming sole ownership of the property for several YEARS. I lost my Bride of 65 years in 2015. A lawyer I hired failed in his attempt, so I'm waiting to see the actual results. The Executor's Guide needs more info about what to put for grantee (estate of deceased or my name as executor?) and the price (something nominal like $10?) before there is a buyer. The guide seems to use only one example.
