1. A creditor/lender (or his duly authorized agent, attorney, or attorney-in-fact or any person to whom the instrument evidencing the indebtedness has been endorsed or assigned for the purpose of effecting such release.) VA Code statute 55.1-339(C).
2. Or a Settlement Agent, Pursuant to authority granted by Virginia Code 55.1-339(E).
3. Or a Title Insurance Company, Pursuant to authority granted by Virginia Code 55.1-339(E).

Customer service was poor. I felt like I had to debate the representative to provide guidance and assistance. They acted as though I knew the process, the documents involved, etc. At the same time, they asked me to confirm which documents or at least pages needed to be filed. I was leaning of Deeds.com for their expertise.

Form is easy to complete but has a crowded look upon printing. I would put more returns between paragraphs to make it easier to read.

Deeds.com had much better and fuller information than any other help i found (90% complete vs 60 % complete); they tout how up-to-date they are on all the counties in the country and the idiosyncrasies of each county's forms and procedures; but some minor points of the info i needed were missing or confusing. Including that they sold me on e-Recording my deed through them, only to find out after i had done all the prep for that, that they had failed to tell me upfront (or i missed it somehow) that the county i was dealing with did not yet accept online recording. So, they were by far the best i found, but not 100%.

I like the basics. The one thing I would recommend changing would be, something that tells me I have actually have submitted my package, or that I can leave at any time without needing to click on a "Submit" button.

Easy to complete form. Examples were very helpful in using correct verbiage for form. Also way less expensive than the $500 an attorney wanted to charge me for doing the very same thing!!!

What a wonderful and easy task using deeds.com. I searched on line for the proper procedure to file a quit claim deed. It looked to confusing to do mysellf until I found deeds.com. With their instructions, I was able to fill out all the proper forms and file with the court in two days. Saved me at least a thousand dollars if I had an attorney do the same. Thank you. PDF fields change font sizes leading to an unprofessional-appearing printed page. The examples for "Convey to" section don't include how to specify just one person instead of a married couple. Maybe that is simple but it would help to spell it out in an example. Haven't submitted to County Recorder yet, so will find out if it is acceptable.

The font issue is caused by using a PDF viewer other than Adobe Acrobat Reader. Our form fields are set to a uniform 12-point font, but non-Adobe viewers often render form fields inconsistently. Opening and printing the form with the free Adobe Acrobat Reader will resolve that.
Regarding the examples, that's a fair point, we'll look at expanding them.
