In this form the principal(s) empower(s) an agent to act on the principal's behalf, for the purchase and financing of a real property located in the State of Washington, including without limitation the review, approval, acceptance, execution or delivery of any escrow instructions, any contract, any deed, any note, any trust deed, any other debt, security or financing document, any other document required from the principle(s) by the seller, lender, if any, any escrow agent, any title insurer or any other party affiliated with the transaction or any other document required that relates to the transaction.

Title Companies, banks, etc. often require an agent's certification form, documenting the agent's authority and validity, this form is included as per RCW 11.125.430
This power of attorney is not affected by any subsequent disability or incapacity of the principal and shall be considered a "Durable Power of Attorney." This power of attorney terminates on a date that is provided by the principal. Shall be governed, as to its validity, terms and enforcement, by those laws of the State of Washington.

I followed the instructions to download the form for my Mac, typed in the legal description of the real property but the space provided for it would not expand so I just typed the form into Word as a document. The TODD form has been notarized and registered with my county Register of Deeds office, so it works just fine. My only quibble is that when I printed it out, it missed part of the last line of the notary's info and the fine print in the bottom corners. When I printed it at 90% scale, it included those things.

The service was prompt and attentive to my questions. I would've just appreciated a heads up that I also needed to contact the county directly (and provide contact info) to receive a certified copy of the document (Notice of Commencement) in order to submit the certified copy to the Building Department. This was an extra step that I haven't had to complete before using another eRecording service. Even if this extra step is a result of the county's system. I would still have expected a head's up (since there wasn't any info regarding this on the county's site for eRecording).
