The General Mineral Deed in Wisconsin Quitclaims oil, gas, and mineral rights from the grantor to the grantee. THIS IS NOT A LEASE. There are no Exceptions or Reservations included.
The transfer includes the oil, gas and other minerals of every kind and nature. The Grantor can stipulate the percentage of Mineral Rights the Grantee will receive.
This general mineral deed gives the grantee the right to access, for the purpose of mining, drilling, exploring, operating and developing said lands for oil, gas, and other minerals, and storing handling, transporting and marketing of such.
The seller, or grantor Quitclaims the mineral rights and does NOT accept responsibility to any discrepancy of title (This assignment is without warranty of title, either express or implied)
Uses: Mineral deeds with quitclaim are often used in situations where the grantor wants to quickly release any interest they might have in mineral rights, such as in settling estates, resolving disputes, clearing up uncertainties about ownership in a title's history or when mineral rights have previously been severed or fragmented from surface rights and cloud a title, making it difficult to transfer property. Resolution often involves the holder(s) of the mineral rights, quit-claiming any rights he/she/they have or might have in the subject property.
Use of this document can have a permanent effect on your rights to the property, if you are not completely sure of what you are executing seek the advice of a legal professional.

I can't recommend working with Deeds.com enough. I had been given incorrect information from another document service. The helpful staff member at Deeds.com that assisted in the submission of the recording was exceptionally helpful in making sure what I was submitting included the necessary elements required by the county. I am very thankful I chose Deeds.com for my eRecording service. Thank you!!
Thank you, Linda! We’re so glad our team could assist in making sure your submission met the county’s requirements. It means a lot that you chose Deeds.com after a frustrating experience elsewhere. We appreciate your trust and kind words!

Was a bit skeptical because I'd never heard of it, but just got something submitted and confirmed recorded in less than 24 hrs. UI could use some work but other than that, straightforward and works!
Your feedback is greatly appreciated. Thank you for taking the time to share your experience!

status was canceled. said i needed to record directly. would be 5 stars if it worked.
Sorry for the inconvenience Roger. Unfortunately, not all jurisdictions in the country have progressed to the point of being able to accept all document types for e-recording.

Deeds.com made the recording of our Deed in a county where we do not reside, VERY easy! Customer service was great with all my questions answered immediately via my account portal. Very user friendly service! I wish the available documents were a little less pricey, but all in all, to get the job done right, I'll probably utilize the document downloads in the future.
Thank you for your feedback. We really appreciate it. Have a great day!
