Subcontractor Preliminary Notice in Wisconsin
In Wisconsin, subcontractors may only make a lien claim if they submit a Notice of Intent to File a Lien within statutory time limits.
No lien claim may be filed or action brought thereon unless, at least thirty (30) days before timely filing of the lien claim, the lien claimant serves on the owner a written notice of intent to file a lien claim. WIS. STAT. 779.06(2). The notice is required to be given whether or not the claimant has been required to and has given a previous notice. Id. It also briefly describes the nature of the claim, its amount, and the land and improvement to which it relates. Id.

The form was short, and explainable.. so that is my feed back on that...but we have not received anything back to actually see if we filled the form out correctly. Great Job guys! I would not even have thought to look for this service. The county recorder's office and kiosks are all closed because of covid. I was directed to you because of a referral on the county site. I wish I had known you had forms available as well. I searched for a day to find the appropriate form.

Well worth the $20.00 for the Transfer on Death Deed, if you are willing to do the leg work to notarize and record the deed. Money well spent and money well saved. The value is in the short, bullet type instructions and State specific forms and requirements.
