Completing the Change of Property Rights from a Wisconsin Transfer on Death Deed
When a grantor/owner of real estate under a Wisconsin transfer on death deed dies, the named beneficiary or beneficiaries gain the rights to the property by function of law. Even though this transfer is, in theory, automatic, the best way to ensure accurate and up-to-date ownership records is to file a completed and notarized transfer on death to beneficiary form TOD-110 with the register of deeds for the county where the land is located. By recording this document, the new owner formalizes the transfer and provides public notice of the new status.

I got a blank, a sample and detailed instructions, I'm happy. If the recorder's office had a form as they like to see, with your name as they like to see, and the property name as they like to see, no one would ever pay a lawyer for this but a little time to look up the exact names and this package you're all set. I recommend this because, while it isn't difficult, making a mistake could be very bad so getting the details right for a particular county is well worth the cost.

Quick and easy! I had previously prepared a Lady Bird deed, submitted it through Deeds.com and it was accepted/recorded by my county in just a few hours. Delivery of documents was instantaneous once payment is received. Thank you for that. For future clarification to potential users, Deeds.com may want to categorize the type of easement documents that are available. I was needing a 'utility easement' form and received an 'ingress/egress' form. Had I known it was an ingress/egress document, I would not have made the purchase. Outside of this issue, this site is very helpful for the average layperson to hold guardianship over personal interests.
