Under the Wyoming Statutes, the beneficiary of an interest in property may disclaim/renounce the gift, either in part or in full (Wyo. Stat. 2-1-4). Note that the option to disclaim/renounce is only available to beneficiaries who have not acted in any way to indicate acceptance or ownership of the interest (2-1-403(a)(iii)).

The document must be a written irrevocable and unqualified refusal to accept any interest in the property (2-1-403(a)(i)). Include a legal description of the interest and have disclaimant sign the document.

Deliver the disclaimer within nine months of the transfer (e.g., the death of the creator of the interest) to the transferor, his or her legal representative, or to the holder of legal title to the property to which the interest relates (2-1-40(a)(ii)). If real property is involved, avoid any ambiguity regarding the chain of title by recording a copy of the document with the county clerk of the county in which the property is located.

A disclaimer is irrevocable and binding, so be sure to consult an attorney when in doubt about the drawbacks and benefits. If the interest arises out of jointly-owned property, seek legal advice as well.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). From Pennsylvania here. Documents are great and easy to fill out however you are lacking a couple of things. You only provide the option for a Grant Deed when you purchase by your county which is Mercer County for me. Why not give the ability to get a Warranty Deed that better protects the Grantee?
Also, being from Pennsylvania and in a county that mined Buituminous Coal we are required to include the Coal Severance Notice and Bituminous Mine Subsidence and Land Conservation Act Notice. You can check the box on your Deed form that they are required and attached but you do not provide the verbiage or form for this. You state that you know what each county requires and include everything required but you do not include these two required Notices. This has been a requirement for years and the wording never changes. I had to look for these Notices and hand type this information and include it on another seperate page after the Notary section on the Deed. The Grantor has to sign the Coal Severance Notice and be witnessed by a Notary so I had to add another place for the Notary and will have to pay twice for witnessed signatures when it could have been included in your document. My Deed from 2003 was done that way and then the Notary statement after that so it was only one notarized witness of signature.

I used deeds.com to complete a gift deed for transferring a house to our son. Finding the correct form and completing it correctly was extremely easy due to wonderful explanations and examples provided with the purchase of the form. The registrar filing the deed told me she was impressed with the work we did. An attorney would have charged $150 so the $28.00 was well worth the money.
