The Office of the Clerk and Recorder is responsible for maintaining land records for real property located in Clear Creek County.

Recording Fees

$13 for the first page of all recorded documents

$5.00 for each additional page ($10.00 for each additional page on documents larger than legal size)

Documentary fee: $.05 per $500 dollars of applicable sales consideration
Documents that have no documentary fees are deeds of trust (mortgage), real estate (mortgage), indentures (mortgage), and royalty deeds.

Credit/debit cards now accepted with a service fee of 2.7% (Visa, MasterCard, American Express and Discover)

Document Formatting Requirements

* Documents should be submitted on 8.5 x 11 inch white paper or 8.5 x 14 inch white paper. This will help to avoid unnecessary fees upon recording.

* In order to be recorded, documents must be legible. To ensure legibility, use black ink in a font size of at least 12 point.

* On the first page of a document, there should be a top margin of at least 1 inch. All other margins should be at least .5 of an inch.

* On the front or back page of a document submitted for recording, a complete and accurate return address should be provided.

* When mailing documents to the Clear Creek County Recorder, they should be in the order in which they should be recorded. Include specific instructions that explain what documents you are recording and the number of pages in each document.

* Both the grantor and the grantee must be named in the document.

* For all documents that transfer ownership of real property, the grantee's address is required.

* Any document created on or after July 1, 1992 which contains a newly created legal description shall include the name and address of the person who created such legal description.

* The total consideration paid must be listed on the deed.

* A legal description of the property should be included for all documents of conveyance.

Any conveyance document presented for recording shall be accompanied by the Colorado Real Property Transfer Declaration (TD-1000).
