The office of the Clerk and Recorder is required to be the recorder of deeds for the county. In addition to recording deeds, the clerk and recorder also records mortgages, easements, and many other documents pertaining to real property located in Dolores County.

Recording Fees

$13 for the first page of all recorded documents

$5.00 for each additional page ($10.00 for each additional page on documents larger than legal size)

Documentary fee: $.05 per $500 dollars of applicable sales consideration
The following documents are exempt from documentary fees: treasurer's deeds, public trustee's deeds, sheriff's deed, PT Certificate of Purchase, sheriff's certificate of purchase, and patents. A deed of trust does not have documentary fees.

Copies of recorded or non-recorded documents are $0.25 a page. Certified copies are an additional $1 per document. The postage charge for mailing copies is $1.

Document Formatting Requirements

* Submit documents in black ink on white 8.5 x 11 inch paper and a font size of at least 10 point. The quality of a document and the text within it must be legible in order to be recorded.

* Provide top and bottom margins of at least 1 inch. Side margins should be at least .5 of an inch. The recorder may refuse to file a document that does not meet these standards.

* The grantor must sign the deed and have his signature acknowledged. Check with the Dolores County Clerk and Recorder to see if notary services are available in the office.

* Both the grantor and grantee connected to the property should be named in the document.

* A notation of the legal (mailing) address of the grantee is required to be included on the face of the deed. This address is used to mail the property tax assessments. Submitters are required to verify the accuracy of this information before recording.

* Provide an accurate and complete legal description of the real property being conveyed. If an instrument contains a newly created legal description, provide the name and address of the person who created the legal description.

* Provide the street address or other comparable identifying numbers for the property, if such address or numbers are displayed on the property. This information can be given either before or after the legal description. As an aid to identification, the document preparer can provide the assessor's parcel or schedule number pertaining to the property.

* The purchase price should be listed on the face of the deed. This is used to calculate the amount of State Documentary Fees due.

* A return name and address should be written or typed on the back of a document or noted in the cover letter. A return envelope is not required, but it is appreciated and will help expedite the return of documents.

Any conveyance document presented for recording shall be accompanied by the Colorado Real Property Transfer Declaration (TD-1000).
