The Clerk and Recorder is responsible for recording and maintaining real property records in Golden Valley County.
Recording Fees
To record a standard document, the fee is $8 per page.
For non-standard documents, add a $10 document fee.

Document Requirements
* Documents must be printed or typed in blue or black on white paper that is 8.5 x 11 inches or 8.5 x 14 inches. Printing or typing must be legible---documents written entirely in cursive are considered nonstandard. Addresses of grantees must be in blue or black ink. An acknowledgment by a notary is exempt from the color and margin requirements. The notary seal must be legible. A document that includes highlighting is a nonstandard document.
* Documents should have a top margin of 3 inches on the first page, and at least 1 inch on the top and bottom of subsequent pages. All other margins should be at least 1/2 an inch. If an insignificant portion of a signature (such as the tail end of a letter) extends into the margin, this will not make it a non-standard document; however, if a portion of a signature in the margin is a designation (such as Jr., Sr. II, or III, or POA), these designations are considered significant and will cause the document to be recorded as a non-standard document.
* In the upper left-hand corner of the first page, the return name and address should be legibly typed or printed. If the return address is not in this section, the document will be considered non-standard.
* Except for page numbers or other administrative information or designations, the margins must be clear of all markings. Other designations may be form numbers, form names, last date form updated, fax transmittal information, tribal information, initials, barcodes, order numbers, and name of lending institution.
* For documents conveying an interest in real property, a legal description of the property must be provided. A street address is not a legal description, nor is a deed reference. The full metes and bounds description, subdivision with lot number or certificate of survey number must be included on the document.
* A substitution of trustee does not need a legal description, just a reference to a previously recorded instrument.
* The names and parties to the conveyance should be provided on the first or second page of any document with more than one page.
* Except in the case of a transfer of real property served by a public service water supply, when a person presents for recording a deed or other instrument evidencing a transfer of real property, the realty transfer certificate must contain a water rights disclosure in which the transferor shall acknowledge, at or before closing or transfer of real property, whether or not any water rights are associated with the property to be transferred and whether or not any water rights will transfer with the real property.
* Any party transferring real property, regardless of whether the transfer is or is not evidenced by a deed, will have to file a Realty Transfer Certificate, which is a confidential tax document.
