Document Requirements
* Document to be recorded must pertain to real property located within Carson City.
* Real property documents submitted for recording should have a 3 x 3 blank area in the upper right corner of the first page. Bottom and side margins should be 1 inch. Subsequent top margins should also be 1 inch.
* Documents should be submitted on 8.5x11 inch paper.
* Printing should not be double-sided. Printing should be in black ink in a font size no smaller than 10 point.
* The mailing address of the grantee must be given on notice of completion, a declaration of homestead, a lien notice of notice of lien, an affidavit of death, a mortgage or deed of trust, or conveyance of real property or instrument in writing setting forth an agreement to convey real property. If there is not a grantee, the mailing address of the person requesting the recording should be given. An assessor's parcel number is also needed for the documents listed above, and should be in the top left corner of the first page of the document. The assessor's parcel number is not a complete legal description of the property.
* Except for witnesses and notaries, names must be printed or typed underneath all signatures.
* Deeds, grants, and transfers of property require a notary acknowledgement.
* The names of all parties to be indexed must be contained in the document.
* Real property documents must be accompanied by a completed and signed Declaration of Value (available on the Carson City Recorder's website).
