Questions answered? Let's get started!

Ala. Code 19-3B-1013 outlines the requirements for a certification of trust in the State of Alabama.

When acquiring property in the name of a trust or transferring property to a trust, the bank or escrow company approving the transfer requires confirmation of the trustee's authority to act. Instead of furnishing a copy of the original trust, which may contain personal information, a trustee can provide a document called a certification of trust, or trust certificate, to avoid disclosing personal information to someone who is not a beneficiary of the trust.

The certification of trust acts as evidence of the existing trust, and verifies the trustee's status to act on its behalf. According to the law, the recipient of the certification of trust may also require the trustee to furnish excerpts from the original trust and later amendments that designate the trustee and enumerate the trustee's powers. However, a certificate of trust is sufficient documentation to establish the trustee's liability for the existence of the facts contained in the certification.

Rapid, excellent service. This definitely beats the old way of trying to obtain public documents from LA County. Great improvement!

I was not able to add more linea to the deed and add up to four people and their addresses. The document should be able to be expanded.

The Oregon TODD transfer on death deed template worked great and was easy to use. They had instructions and a guide that had good pointers to filling everything out. It took about 2 weeks to mail in my filled TODD and receive it back from the county with their stamp. Would definitely use this service for other documents

So far so good. It was reasonably easy to download and complete the form using information found in my closing paperwork. I haven't yet had my form notarized but plan to do so this week and submit the packet to my county auditor.

Quick and easy to use. I was able to download the Transfer on Death Deed form to my computer so that I can read through and fill them out at a later time. That made it convenient and "no pressure". The complimentary guide and completed example that came with the form was also very helpful.

Good but knocked off a star because the download file names are mostly numbers instead of recognizable names of the file contents (e.g., Promissory_Note_blank.pdf). Renaming would be a great help!

Well, we are 10 days from leaving the country for months and needed to notarize and record deed changes to our rental properties. We worried about USPS, UPS, DHL, etc. and hardcopies in the County's bureaucrats' hands. Soooo, we learned of Deeds.com from the County web site via one of the bulk digital recorders telling me about Deeds.com. Hit their site, read their instructions, concluded my tiny brain and decrepit abilities could handle the chore. WITHIN AN HOUR OF UPLOADING EVERYTHING INCLUDING C.C. FOR PMT IT WAS RECORDED AND I printed out copies. WORTH the $$ in speed, convenience and PEACE of mind. Pardon the loud trumpeting.
